Although the following list is not a full representative of all of our campaign efforts on your behalf, you will find that it goes above and beyond what you can expect from 98+% of the agents offering to market your home.

Full Color Property Flyers – while this may seem like a small item, just drive around and collect some flyers at other properties offered for sale. You will find that very few are color due to the considerable expense involved. Color makes a lasting impression in the sorting out period after the “house hunting” trip is over and is worth the additional expense. In addition, we don’t use cheap “tube” flyer boxes because prospects have expressed distaste for them.

Direct Response Website – while a growing number of agents are developing websites, according to their own feedback, most haven’t found them to be very effective. The Heritage Properties direct response website is modeled after the most successful real estate website in North America. It is not centered on worthless “self-promotion,” but offers free reports, hot property lists, distress property lists and other info to prospects.

Direct Response Ads – marketing experts across the country agree; the Heritage Properties Home Marketing System is the best way to secure specific buyers. Traditional methods of marketing homes, such as running specific property ads, don’t cover the spectrum of potential buyers the way our Home Marketing System can. It is exceedingly rare to sell a home from an ad that the prospect called on, that’s why we use direct mail, home magazines, newsletters, and website direct response marketing advertising.

Newsletters – we publish informative newsletters and mail them to active buyer prospects several times per year. We’ve also been known to showcase hot new listings, write articles on real estate trends in the neighborhood, and offer other incentives to attract buyers.

Agent Tracking Lockbox - very expensive, but effective. These top-of-the-line lockboxes track all entry into your home, then capture and upload this information to our secure web servers. Extra security features are built in to control access of authorized individual agents, inspectors, etc.

State-of-the-Art Digital Photography – we don’t use traditional film, or cheap digital cameras with low resolution. We capture your property’s images with the latest, top-of-the-line 8.0 MegaPixel models. This allows us to showcase exquisite details and upload the photos to the MLS system in the shortest amount of time. These cameras are also efficient tools for developing direct-mail flyers and in-house ad campaigns, within hours of listing your property.

Website Sign Riders – it’s a known fact the millions of people are becoming more comfortable accessing a website, even more so than using a phone, as they find the Web less threatening and more convenient. We proudly display our website address on every For Sale yard sign and make it easy for the prospect to access information about your property.

Post “Agent Showing” Feedback – it’s not easy getting agents to give “showing feedback” because they’re always extremely busy. We have a system in place that sends the agent a short survey by email and solicits a “showing feedback” response on your property. It only takes about thirty seconds for them to complete; if they do not respond the 1st time, an additional two follow up emails are automatically sent. We find that this feedback info is crucial to a successful sale in competitive market conditions.
